The scheme for the explosive demolition was pioneered by the Controlled Group and proved to be the optimum solution, which gained the client and the local authority huge recognition with neighbours and the local population.

This £820,000 project was carried out by Controlled Group over a 22 week period, with handover occurring at the end of October 2002. The project involved the asbestos removal and explosive demolition of a 10 storey concrete constructed disused office block in the centre of Bradford. The building was in close proximity to the 18th Century Town Hall. Offices and shopping units bounded the building from a distance of only 8 Metres. The city's main water pipe also ran underneath the building.
